How this calculator works

A Home Loan EMI (Equated Monthly Instalment) is the fixed amount you pay your lender every month until the loan is fully repaid. It combines both principal repayment and interest into a single, predictable payment — which is what makes long-term budgeting possible even though the interest and principal split changes every month.

This calculator uses the standard reducing-balance formula: EMI = P × r × (1+r)ⁿ / ((1+r)ⁿ − 1), where P is your loan amount, r is your monthly interest rate, and n is the total number of monthly instalments. Because interest is charged only on the remaining balance, your interest payments are largest in the first few years and shrink steadily as the balance falls.

Worked example:a ₹50,00,000 loan at 8.5% annual interest over 20 years works out to an EMI of roughly ₹43,391. Over the full tenure you'd repay about ₹1.04 crore in total — meaning nearly ₹54 lakh of that is interest alone.
